With housing prices skyrocketing on Cape Cod, finding a reasonably-priced condo might feel as difficult as finding a parking space at Cahoon Hollow Beach on a steamy Saturday afternoon. Listed at $255,000, 1706 Route 6A, Unit 23, in Dennis may not be high in square footage, but its fresh renovation is certainly a winner.

Measuring 300 square feet, the one-bed, one-bath condo, which was built in 1965, is part of the 25-unit Stage Coach Village Condominiums set on 9 acres in Dennis. A stone walkway leads to a wooden porch shared with Unit 23. Upon entering Unit 23, which can be used year-round, you reach the front hallway. There, a closet is on the right, while the recently renovated bathroom stands directly in front of you. It features new tiling and cabinetry and a refreshed tub. 

Continue down the hall to the main living space, which was painted recently. A pullout couch that transforms into a queen-sized bed could easily fit in the space, and there’s enough room for a small dining area.

The unit’s condo fee is $205 per month and includes flood insurance. However, if it’s paid all at once for the year, the owner will receive a 10 percent discount. Laundry is accessible in a neighboring building and can be paid for on an app. 

Units 22 and 24 are also on the market — for $249,000 and $265,000, respectively. Unit 22 has not been renovated recently, but it has a private deck.

Unit 23 comes with one assigned parking space, but there is guest parking. The condo development also offers access to walking trails that lead through Sesuit Marsh. The condos are 1.5 miles from Harborview Beach.

Gualberto noted that an another interesting feature of the unit is its potential to be used as a rental property, whether it’s for flexibility or extra income.

“I think the main thing is the affordability,” Gualberto said. “There’s nothing on the Cape. If you’re looking for something at that price range or an investment, it’s very unique.”
